This project consists of constructing a pre-engineered retro-fit framing system and metal roof system over all areas of the existing courthouse and jail. This includes demo and reconfiguration of the second floor exterior walls, as well as refinishing all exposed stucco. The project also includes replacing all air handling units in the courthouse, and replacing a small amount of plumbing in the jail.

Not Low Bid : This project was structured as a "hard bid" contract, and CC&D was not the low bidder on bid day. We came in second. However, we were the only local firm from Gulf County that bid this project, and the county commission voted 5-0 to award the contract to us at our original bid amount in order to keep their business with a local firm.

Occupied Building : Having this building fully occupied and open for operation is by far the most challenging aspect of this project. Our staff has been working very closely with the county staff and courthouse occupants in order to minimize the disturbance of our construction activities. We have worked hard to build a good rapport with all the courthouse staff, and expect to keep a smooth work flow throughout the project.

Aging Building : All retro-fit framing projects are difficult because the system is extremely intricate, but the age of this building and lack of accurate "As-Built" drawings have made this project even more challenging. While the design team had the original drawings to use as a guide, unrecorded modifications and building decay have resulted in several unforeseen conditions.
